A New Logistics Hub Planned Near the Port of "Yuzhny": What Will the Project Cost?
In the area of the "Yuzhny" port, plans are underway to create a warehouse and transshipment complex with four warehouses and a capacity of up to 84,000 cubic meters. Investors are being offered a project costing $8.57 million, with the potential to earn from renting out space or providing storage and transshipment services.

What the Project Entails
In the Odessa region, an investment project has been developed for the construction of a warehouse and transshipment complex near the "Yuzhny" port. The concept includes the creation of a logistics facility on a 7-hectare plot of land with four warehouse buildings totaling 14,688 square meters.
The total capacity of the future complex could be around 84,000 cubic meters, with the receiving department designed for a throughput of up to 150 tons of cargo per hour. The estimated construction budget, including reserves, is assessed at $6.47 million, while the total investment volume, including the purchase of the land plot, is about $8.57 million.
According to the developers' plan, the pre-project concept allows potential investors to evaluate the future configuration of the facility, its logistics capabilities, necessary capital investments, and prospects for generating income.
One of the main advantages of the project is its location near the "Yuzhny" port in the Bialyrov area, providing access to one of the largest industrial and logistics clusters in the Odessa region. The distance from the site to the marine waters is about one kilometer, creating opportunities for the development of warehousing and transshipment infrastructure.
An additional advantage is the presence of a railway line near the site, which in the future allows for the organization of an access road to the complex. The facility also has convenient road access due to its location near a transport highway, ensuring access for freight transport.
The designated area allows for the placement of not only warehouse buildings but also technological zones, an administrative building, access roads, and maneuvering areas for freight transport.
The complex can be used for storing various types of products — grains and oilseeds, meal, compound feeds, fertilizers, as well as other dry cargo. According to calculations, the facility can simultaneously store up to 60,000-63,000 tons of wheat or corn, depending on the loading technology and product characteristics.
Investors are offered several models for using the complex: renting out warehouse space, providing services for receiving, storing, and transshipping cargo, or a combined operational format.
The project may attract agricultural traders and exporters, port and logistics operators, producers and processors of agricultural products, as well as developers of warehouse real estate and strategic investors.
After the construction is completed and operational activities commence, the facility could become a full-fledged logistics asset with the potential for further capitalization and sale as a ready income-generating business.
Development Concept
The project for the construction of a warehouse and transshipment complex near the "Yuzhny" port envisions the creation of a modern logistics facility with four ground storage warehouses, a receiving department with a capacity of up to 150 tons per hour, an administrative building, and transport infrastructure.
The total area of the warehouses will be 14,688 square meters, and the capacity of the complex will be about 84,000 cubic meters. One warehouse will have an area of 3,672 m², a height of up to 13.7 meters, and will be able to store about 21,000 cubic meters of products.
Depending on the type of cargo, the complex can simultaneously accommodate up to 60,400 tons of corn, 63,000 tons of wheat, 35,200 tons of sunflower seeds, or 67,200 tons of soybeans.
The preliminary construction estimate is assessed at $5.63 million. This amount includes the construction of warehouses, an administrative building, a receiving department, a logistics area, access roads, and fencing. Including reserves for additional expenses and the purchase of the land plot, the total volume of necessary investments is about $8.57 million.
At the same time, the estimate does not yet include expenses for engineering networks, land planning, vehicle scales, and specialized equipment, which will need to be clarified after the full project development.
